Plumber in Agoura Hills, California

Agoura Hills is the Los Angeles County side of our service area, and the jurisdiction change is a real difference rather than a technicality — different permit process, different inspection scheduling, different expectations. The housing is varied enough that no two calls here look alike.

What Agoura Hills homes are running on

Old Agoura is the outlier and the most interesting work: larger lots, equestrian properties, longer service runs from the street, outbuildings and barns with their own water and gas, and in places infrastructure that was installed when the area was still genuinely rural. Water and gas line lengths there are frequently the actual constraint on a project. The tract neighborhoods — Morrison Ranch, the areas around Lake Lindero, and the developments off Kanan and Reyes Adobe — are largely 1970s and 1980s, which puts them squarely in the window where original water heaters, regulators and angle stops have all been replaced once and are due again. Hillside lots throughout the city mean sloped sewer laterals and, on the older ones, pitch problems that only show up on camera.

Agoura Hills questions

Asked locally

Do you pull Los Angeles County permits?

Yes. Agoura Hills is a different jurisdiction from the Ventura County side of the valley, and we work in both routinely. We handle the permit through the City of Agoura Hills as part of the job on anything that requires one.

Can you run a gas or water line to a barn or guest house?

Yes, and it is regular work in Old Agoura. The distances are the main variable — long runs need to be sized for pressure drop across the full length rather than for the appliance at the end of it, and underground work needs the right materials and a permitted, pressure-tested installation.

My drains back up every year. What is causing it?

On the sloped lots here it is often pitch rather than an obstruction. A lateral with a section that has settled will hold standing water and catch debris indefinitely, and cabling it clears the symptom for a few months at a time. A camera inspection shows whether you have a structural problem or a maintenance one.
