Two eras of housing, two sets of problems

Casa Conejo and the older Newbury Park flats are early-1960s tract housing, among the oldest in the immediate area, and they are firmly in repipe territory — narrowed galvanized supply, original angle stops that seize the moment they are turned, and cast-iron drain lines reaching the end of their service life. Dos Vientos Ranch is a different job entirely. Built from the mid-1990s into the 2000s on the higher ground toward Rancho Sierra Vista, those homes have modern piping but sit at elevation, which means pressure-regulator behaviour matters more, hot-water runs to far bathrooms are longer, and recirculation is a common request. The hillside position also puts a good number of them on larger lots with irrigation and outdoor gas we get asked about.

My Casa Conejo house has never been repiped. Is that a problem?

It is worth looking at. Original supply piping from the early 1960s is around sixty years old, and galvanized steel corrodes from the inside until pressure and water quality both suffer. If you are getting discoloured water at first draw in the morning, or you have had more than one leak, the system rather than the individual pipe is what is failing.

Why does hot water take so long to reach my Dos Vientos bathroom?

Long pipe runs, which is a design characteristic of the larger newer homes up there rather than a fault. A new water heater will not fix it. Depending on the layout, the answer is a recirculation pump with a check valve, a dedicated return line, or a point-of-use heater at the far fixture — three different costs, and we will show you all three.
