What Westlake Village homes are running on

The community was master-planned from the late 1960s onward, which means two distinct populations of house. The original neighborhoods around the lake are now fifty-plus years old and sitting on supply and drain systems of that age, frequently underneath finished remodels that are far newer — which makes access, surface protection and containment a genuine part of the job rather than an afterthought. The North Ranch estates and the later custom builds are a different kind of work: large fixture counts, multi-outlet shower systems, freestanding tub fillers and long hot-water runs where recirculation design matters. Am I in Los Angeles County or Ventura County?

It depends on the street, and plenty of Westlake Village residents guess wrong. The incorporated city is Los Angeles County; the North Ranch side and other neighborhoods on the Thousand Oaks side of the line are Ventura County. It determines which building department issues your permit and which inspector comes out, and we confirm it before quoting anything permitted.

Can you work in an occupied estate home without disruption?

That is most of what we do here. Floor protection and surface covering go down before tools come out, work areas get contained so dust does not move through the house, and we schedule around the household rather than the other way round. On larger properties we coordinate with estate managers and household staff directly.

Do you coordinate with our interior designer?

Yes, and it is better for the project when we are brought in early. Reviewing the fixture schedule before framing catches the conflicts that get expensive later — a wall too shallow for a specified thermostatic valve, or a freestanding tub filler with no floor blocking planned.
