Drain, Rooter & Sewer Service

Clearing a line is the easy part. If the same drain backs up every eight months, the cable is treating a symptom and something structural is causing it — a belly holding water, a root intrusion at a joint, a section of pitch that was wrong the day it went in. We would rather find that than sell you the same visit twice a year.

Stucco opened to reach the drain line and add a cleanout. Most older Conejo Valley homes have no cleanout in a usable place, which turns every future drain call into this — putting one in once is the cheapest thing you can do for the next twenty years.

Drain and rooter service

Kitchen, bath, shower, tub, laundry and main-line stoppages. We size the machine and the cutter head to the line rather than running the same setup down everything.

  • Drain cleaning and rooter service
  • Kitchen, bath, shower, tub and laundry stoppages
  • Main-line and toilet stoppages
  • Drain snaking and trap cleaning
  • Camera inspection where it will tell us something
  • Cleanout access and sewer diagnosis
  • Recurring-problem evaluation

Sewer and drain repair

When the camera shows the line itself is the problem, the fix is excavation or replacement rather than another cable. Older Conejo Valley homes on original cast iron and clay are the usual candidates, and crawlspace ABS repiping is common in the 1960s and 1970s tract housing across Thousand Oaks and Simi Valley.

  • Sewer repair and replacement
  • ABS waste and drain replacement
  • Under-house and crawlspace drain repiping
  • Kitchen, laundry and bathroom waste piping
  • Cleanout installation
  • Sewer belly and improper-pitch correction
  • Reworking existing drain systems

When a camera is worth it

Not every stoppage needs one. A first-time kitchen clog usually does not. A main line that has backed up twice, a house you are about to buy, or a drain that runs slow across multiple fixtures — those are worth looking at, because the camera turns a guess into a decision.

Under-sink ABS waste piping with a P-trap, waste arm and garbage disposal connection in a kitchen cabinet

Kitchen waste and disposal

Kitchen waste, trap and disposal connection. A disposal changes the flow into the trap arm, so the pitch and the trap position matter more here than on a plain sink — get it wrong and the line clogs on schedule.

Common questions

Drain & Rooter, answered

My drain keeps clogging. Why?

Repeat stoppages in the same line almost always have a physical cause: roots at a joint, a section of pipe that has bellied and holds standing water, scale narrowing an old cast-iron line, or drain pitch that was never right. A camera inspection tells you which, and that determines whether the fix is maintenance or repair.

Do you do hydro jetting?

For grease-heavy and scaled lines it is the right tool, and we will tell you when a line is a candidate. We will also tell you when it is not — jetting a fragile, deteriorated cast-iron or clay line can do real damage, and a camera look first is what tells us the difference.

Do I have a cleanout?

Many older Conejo Valley homes do not have one in a usable location, which turns routine drain work into a harder, more invasive job every single time. Installing a proper cleanout is often the cheapest thing you can do to make every future service call faster.
